"buyer can confirm" - translation, it's on YOU
"All information believed accurate but not warranted." - translation, we don't care if the information is accurate or not, it's YOUR problem in the end.
"Buyer... bears all risks for any inaccuracies" - translation, again we don't give a f$%k about anything but the all mighty dollar.
"Buyer to verify all information including but not limited to the estimated acreage, lot size, square footage, utilities (availability & costs associated)." - translation, again we don't care and it's on YOU.
"Buyer should not assume the buyer’s taxes will be the same as seller’s present tax bills"... and this ad goes on!!!

I think I recall some recent news piece about realtors... deserved?! In the end, most ass holes are out for themselves and DGAF, but I think realtors take the cake as often as not. SMH, it's exhausting to say the least... from a fat kid who has little faith in people and who was framed as such by being teased and treated like fat people do, growing up... my everlasting option will be that MOST people SUCK. Human beings are for the most part garbage (look around), the majority of them, and the few humble kind ones are too far and few between to save anyone or anything. And this world is going straight to S$%T.
